Residential Staircase Regulations

Residential staircase regulations are covered under Approved Document K and, in some cases, Approved Document M.

Here’s what you need to keep in mind:

  • Maximum Pitch: Domestic staircases must not exceed 42°.
  • Step Size: Riser height should be between 165–220 mm, with a going (tread depth) of at least 220 mm.
  • Handrails: Required if there are two or more risers. Minimum handrail height is 900 mm.
  • Guarding: Gaps must not allow a 100 mm sphere to pass through.
  • Fire Safety: Internal stairs must support safe escape, with fire-resistant materials and alarms recommended.

Commercial Staircase Regulations

If you’re working on a commercial property, the staircase building regulations are more detailed and demanding than in residential projects. This is due to the higher volume of foot traffic, public access, and emergency evacuation needs.

Commercial staircases must meet the requirements of Approved Documents K, M, and B, covering safety from falls, accessibility, and fire protection. Here’s what you need to know:

  • Maximum Pitch: Commercial staircases typically require a shallower pitch than 42° to allow safer use by larger groups of people.
  • Step Size: Steps must have wider treads and consistent rise and going, with anti-slip surfaces where needed.
  • Handrails: Handrails are required on both sides, must be continuous, and designed to support both able-bodied and disabled users.
  • Guarding: Balustrades must meet strict height and load-bearing requirements, with spacing that prevents falls and supports high foot traffic.
  • Fire Safety: Staircases must provide direct fire exits, include fire-resistant materials, and support safe evacuation in emergencies.
  • Glass Balustrades: Glass should bear the Kite Mark logo indicating compliance with standards like BS EN 12150 for toughened glass or BS EN 14449 for laminated glass. This also applies to residential installations.
